I am facing foreclosure and have to move. Would you rent to smeone in my situation?
The short answer is... It depends. If you are wondering if a foreclosure alone would stop us from renting to you then the answer is no. We will look at your current situation just like we would anyone else in qualifying you as a tenant. view our "Qualifications to Rent" page.

Are all of your Homes available for Rent-to-Own?
No, unfortunately not every property will be available on a Rent-to-Own basis. Most of the properties we manage are rental properties. A Rent-to-Own or what is also referred to as a Lease/Option is a way to buy a property. In other words the owner is willing to offer this option only if they want to sell the property.
However, the good news is that we have other programs available to help tenants get into a home of their own. Renting a property from Nu-Start Properties, Inc. has some big advantages. However, you don't have to be renting from us to take advantage of some the opportunities we have for tenants. Need more options? Go HERE.
How do I arrange to view a property?
We will be able to meet you at the property by setting a time that works for both of us. You can set an appointment by calling the office at 801-255-4040.
If you happen to stop in the office before seeing a property, be sure to pick up an application. That way you can have it all filled out by the time we meet you at the property.
May I submit my own credit report?
You are welcome to include a copy of any credit reports, if you choose. However, we will still run our own credit check. This is because different credit reports include different information, and often, information important in our application process is not included in other credit check reports.
What is your policy regarding pets?
We are open to accepting pets in most of the properties that we manage because we realize they are vital members of your family. However, you need to inquire if any special conditions exist for the property that you are applying for. As a general rule you can expect;
- Additional $25 in rent due for pet per month
- Additional $300 per pet ($200 pet deposit + $100 non-refundable pet fee)
- Each pet required to have it's own Pet Lease
- Policy applies to both indoor and outdoor pets
- Tenants must have signed Pet Lease in place before acquiring pet or Tenants will be charged $100 per month retroactive to the beginning of Tenant's Lease
- Tenants are required to have a valid Renters Insurance policy prior to having a dog at the property
- Fish, hamsters, gerbils and other similar type small caged animals exempt from this policy
- We cannot list every kind of pet you may have, when in question it is best to ask
My Credit is "not so good", can you still work with me?
We work with all kinds of credit situations. Our goal really is to give you a Nu-Start. If you have had credit problems in the past due to:

Loss of job

etc...
We can usually still help you get into a nice property. But if you show a current problem of not being able to pay even simple bills like your utilities, then you will need to get things under control before we can help you. The last thing that we want to do is put someone in a house that they can't afford and make their situation worse. We will not intentionally set someone up to fail.
If improving your credit is a concern of yours then our Rent-to-Own Program may be of interest to you. We don't always have Rent-to-Own properties available, so we are putting together other resources that can help you get back on track.

How long have you been in business?
Jeff and Lynn Marchant became Landlords while they were still Tenants. They bought their first property together over 16 years ago. The unique thing about that first property, was the fact that they never moved into it. They continued to rent an apartment for themselves while renting the property they had just bought to someone else. Financially it made more sense. And this was the beginning
Today Jeff and Lynn own the management company Nu-Start Properties, Inc. which manages nearly 60 Utah properties all along the Wasatch Front. (Several different Partnerships are involved in the Ownership of these properties)
What is your "Tenant 2 HomeOwner" program about?
We have a lot of people that stop by our site looking for a nice place to rent that would rather be looking for a place to buy. There are many situations where renting makes more sense than buying. However, some people continue to rent because that is what they know. They may be unaware that they have other options. Are you renting, but really want to own a place of you very own? With the chances in market conditions and lending practices is it hard for you to imagine ever owning a home?
