I can’t even count how many times I have heard these and other excuses people use as reasons why they avoid Investing in Real Estate. It is a well known fact that most of the wealthiest people in the world either made their Wealth or hold their Wealth in Real Estate.
 
What is holding you back? What went wrong the last time you invested in Real Estate to make it “your last time”?

 

I believe it all boils down to FEAR. Fear of making a mistake, fear of the unknown, fear of risking what you have worked so hard to accomplish up until now, fear of what other people will say about you “taking a chance”, fear of loosing money, and on, and on, and on.

 
Maybe you don’t want it bad enough, or you don’t see the rewards as being great enough. Maybe you are just SCARED!
 
The FEAR is just too great!
 
Real Estate Investing is the best way to secure your financial future, create a passive income that will allow you to do whatever you want with your time, allow you to finally make the kind of money that you want and provide the lifestyle that, up until now, you have only dreamed of.
 
Not understanding the risks involved and being afraid to do something new, even though you know that it works for a lot of people, is quite common. Maybe you think some people are just lucky. Wrong. Luck has nothing to do with it.
 
I want this story or metaphor to help you to understand what FEAR is and how, with the proper guidance, it can be overcome. I hope to show you that there are very few (if any) things in life that you could ever want to accomplish, that haven't already been accomplished by someone else. If you decide on what it is that you really want to do, then it is possible to find someone who has already done the very thing that you want to do. If your desire is strong enough, you will do whatever it takes and pay any price to learn from them. Successful Real Estate Investing is no different.
 
 
Use your imagination and create a picture in your mind…
 
Think of what you consider to be your greatest goal in life? What do you want most of all? For some people is having loving relationships in their lives. To some people it is the attainment of wealth. Creating security for your family and having the ability to do anything you want with your time and not having to worry about how the bills will be paid can be a great goal.
 
What is it that you dream of? What do you wish for? What is your definition of success? If you had this thing or accomplished this goal, it would bring incredible happiness into your life.
 
Hold on to that thought for a moment…
 
Now imagine in your mind a massive mountain.
 
A mountain range so high, steep, and treacherous, that it cannot be climbed. So wide, that you cannot go around it. 
 
Imagine that the thing you just defined as your ultimate goal for success and/or happiness is on one side of the mountain, and you are on the other.
 
It may seem out of reach, or even unattainable. But…
 
There is a way to get to the other side.
 
There is a cave; it has only one entrance on this side and only one exit to the other side. This cave can take you through the mountain to your desired goal. However...
 
The cave is pitch black. No light shines between the entrance and the exit. You can’t even see your hand if held up in front of face. You will most definitely get bumps, bruises and scrapes (or worse) along the way.
 
That's not all; you know that there are going to be pitfalls along the path you will take through the cave. Some of these pits are shallow enough that if you fall in, you will be able to climb back out. You might twist an ankle or break a leg. This will cause you pain and slow you down, but you will be able to move on toward your goal.
 
There are also pitfalls deep enough that if you fall in, you may never get out. The walls are too smooth and offer too few hand or footholds to use to climb out of the pit and get back on your path to success. If no one happens to come along and offer to save you, this is where you could remain until the end.
 
Another danger worse than that, are the pitfalls so deep that if you fall in, your death is almost certain.
 
Wait… that’s not all.
 
You also realize that there is a huge risk of getting lost along your way, as this cave is not a strait tunnel to your destination.
 
There are labyrinths of trails, paths and directions that can be taken. Some going left, others right. Others even go up and some go down. You may take a certain path only to find a dead end and have to turn around. Valuable time will be wasted in having to back track only to return to the same place on the path that you were on once before.
 
The choices regarding which direction you should take are endless. You may never reach the opening on the other side.
 
In the darkness you most surely will have to deal with obstacles in your path. There are countless obstacles that may trip you up, slow you down, and injure you. These obstacles can make you want to turn back to the safety, comfort and familiarity of being outside of the cave.
 
It's easier and much safer to not even deal with all of the obstacles, dangers and risks that come up when you go where you have never been before.
 
Scary, risky, dangerous.
 
The thought of even starting out on a journey like this, no matter what the reward, causes hesitation. The unknown, the darkness, the obstacles, and the risk of injury all make you second-guess yourself. The fear of failure may be too strong. Is it even worth it?

 

Now lets imagine for a moment if you will, that what is on the other side of the mountain is not success provided by wealth. It is not anything related to money or material things… it is your family.

 
Disregarding all of the dangers, pitfalls and obstacles in your way you MUST get to the other side. Your families’ security and future, in fact, their very survival and lives depend on you reaching the other side.
 
Or they will die.
 
If you’re like me, regardless of the risk, danger or fear of entering the unknown, you will proceed in spite of potential personal injury. It is DO, or Die trying. One or the other. We're talking about those who mean more to us than life itself.
 
Did you just feel a surge of courage by the mere thought of harm, suffering or death coming to the ones that you love the most?
 
Somehow, hasn’t the FEAR dissipated just a little bit? Even if the fear remains at full strength, will you face it? Will you at least attempt to save your family? Or will you stay where you are, and only wish that you had?
 
 
So it’s decided then! You must face your fears. But, you are not stupid!
 
 
 
You are not going to just head out into a dangerous pitch-black cave without having a plan that will not only help you conquer your fear, but also increase the odds that you will be successful.
 
You will take the time to find a lantern or a flashlight, anything that will help you see your way through the cave and help reduce your risks. The darkness is so deep; you also realize that your light will only shine about 20 ft. or so before being swallowed by the darkness.
 
This will not stop you. You know that if you will go as far as your light will shine then once you get there, you will be able to see further. And then as you go to where your light will shine, you will be able to see even further. Little by little you can move forward. Slowly, cautiously, and consistently you will watch the path for pitfalls and obstacles that may cause you to stumble or fall.
 
But not all of your problems are solved just because you have a light!
 
Even though you may be able to see where you are going, you still will not know how to get there. Which path do you take? Will you get lost along the way?
 

Not to worry… Remember, you are smart. 

In doing a little checking around you find out about some people that have been to the other side of the mountain… and back. There have even been those who have painstakingly made maps detailing the best way to get through the dark cave to the other side. Some of these maps even contain symbols that identify pitfalls along the way and other obstacles to avoid. Having a map like this would allow you to adjust your course before you even close to the kind of problems that will slow down or stop the average person from achieving their goal.

You have to be careful though. There are rumors going around about map makers who have made maps of the cave, but have never even once been into the cave themselves.

Because you have such a deep desire to reach your goal, you will not only get a light to see your way, but you will do whatever it takes to locate the right map. You do not want to waste precious time in securing your families’ future. You are going to take the most direct path possible to achieve your goal.
 
Reaching the other side (your goal) is now almost guaranteed! You have a light and can see where you are going. And you now have a map to show you the way.
 
 
But that is not good enough for you…
 
You have heard talk around town of an individual, a guide, who has gone through the cave once or twice and is willing to show others the way. However, he now spends most of his time bragging to those that have not ventured into the cave about how easy it is. And about how great he is. After all, he has done what most people don't even dare to attempt.
 
However, you also understand that it has been years since he has even looked at the cave, much less gone inside. This individual, this guide, although he may be worthy of praise for his accomplishments, is not for you.
 
There is another guide more worthy of your attention. You know he has gone back and forth through the cave a hundred times or more. In fact, this individual does not even need to consult a map any longer, as he knows the way so well. He has been through the cave so many times, that he explores the darkness of the cave for fun. Always in search for better and faster routes to the other side of the mountain.
 
This fascination that keeps him coming back to the cave, has made it possible for him to locate, and in some instances, create, short cuts to what is on the other side of the mountain.
 
Because you are not only smarter than most, but your desire is stronger than most, you will not look for a discounted price from the man that has gone through the cave a time or two. Because the potential reward is so high, you instead see the value in paying any price it will take to acquire the guide that will enable you to reach your objective, the security of your family, the fastest.
 
With the right guide, you will be able to enter the entrance of the cave at a full run. In fact, your guide, having a light of his own, will run in front of you and you will be able to see further down the path than you could with only your own light.
 
All you have to do is listen to his voice, and follow in his footsteps. You will now be able to reach the other side of the mountain, and your goal, in record time.
 

 

Having a light is great, a good map is even better. It can take a lot of time and effort to get a handle on reading the map while you continue to move forward. Going on your own or following someone who has successfully gone where you want to go over and over again, is like the difference between taking tiny, timid baby steps, and running at a sprint. 

Are you one that sees the benefits and rewards of getting to the other side, but remain only curious enough to be intrigued by the cave (Real Estate Investing). You think of it often, and look at it often, but never dare to venture inside?

 
Have you or has someone that you know, been brave enough to actually go inside only to find that when the light gets dim, you actually stumble on some unforeseen obstacle, you turned back and ran to the safety outside the cave? If you had troubles the first or second time in, it can be hard to even think about entering the cave (Real Estate Investing) again.
 
Is seeing others who have been successful enough for you to begin the journey? Or is FEAR of the unknown, the darkness, pitfalls, obstacles, and multiple paths holding you back from even beginning?
 
There are people who have gotten lost or injured in the cave because you didn’t even realize there was a map, or a Guide for that matter.
 
 
Outside the cave there are fewer risks and fears. However, there are also fewer rewards available to the average person as great as taking the journey. The expenses need to acquire the right tools and hire the right guide simply pale in comparison to the value of first-hand knowledge and experience that create a successful journey.
