Rental Qualifications

GENERAL: An individual application is required from each adult (any person 18 years of age and over) occupant. A mandatory $25.00 application fee per applicant will be collected when the application is submitted. Fee is not refundable. Processing of application will not commence until the fee is received. Approval to rent is not guaranteed and is subject to posted criteria. Availability of the units cannot be guaranteed. Properties will be considered available until a valid Lease Agreement is signed and all monies due are turned into the office. Typically, 3-7 days from obtaining the necessary documents from applicant(s) are needed to complete the qualification process.

Every applicant has, and is given the opportunity to pay a "deposit to reserve" and tie-up the unit while their application is being processed. Paying this deposit will put applicant first in line for the unit even if another application (without a "deposit to reserve") was submitted first. Anyone serious about occupying a certain property is encouraged to put down a "deposit to reserve". (This deposit amount can vary by unit, please inquire.)

Only a money order, cash or cashier’s check representing the amount required to move-in will be accepted.

RENTAL HISTORY: Applicant shall have a minimum of one (1) year’s accumulated rental history or ownership of primary residence, in their own name. We must be able verify previous (2) addresses and landlords. This verification includes the rental amount paid and status of account upon moving. Any judgments from prior landlords will not be accepted.

INCOME REQUIREMENTS: Applicants shall be at the same job or within the same industry for one (1) year or more and gross three (3) times the rent. Each adult applicant's income will be considered. Employment and income must be verifiable. Applicant’s other monthly obligations will be taken into consideration when determining applicant’s ability to pay the rent. Note: applicants who receive assistance from government agencies and other income will be noted and considered. We will need to see a copy of your paper work for this additional income and/or assistance.

CREDIT HISTORY: Applicant must have good (does not necessarily mean high credit score) current credit. We understand that there can be past circumstances that have affected your credit but these circumstances no longer exist. Applicants must be able to prove current stability. Applicants with no credit history may be required to have a co-signer. We will obtain a credit report from a credit reporting agency. This will be used to verify the information submitted on your application. Applicant may not currently be in bankruptcy. Required deposit may be higher if there are credit issues.

BACKGROUND CHECK: All information provided on application must be verifiable. It is imperative that applicant disclose all information truthfully on application. Any inconsistencies will be grounds for denial. Under no circumstance will an applicant convicted of a physically violent or sexually orientated crime be approved for occupancy.

PETS: We are open to accepting pets in most of the properties that we manage because we realize they are vital members of your family. However, you must inquire as to any special conditions that may exist for the specific property that you are applying for. As a general rule you can expect;

·         Additional $25 in rent due per pet per month for all dogs and cats.

·         Additional $300 per pet ($200 pet deposit + $100 non-refundable pet fee)

·         Each pet required to have its own Pet Lease

·         Policy applies to both indoor and outdoor pets

·         Tenants must have signed Pet Lease in place before acquiring pet or Tenants will be charged $100 per month retroactive to the beginning of Tenant's Lease

·         Tenants are required to have a valid Renters Insurance policy prior to having a dog at the property

·         Fish and other small caged animals are exempt from this policy. All indoor free-roaming pets (ie. rabbits, ferrets, large birds, etc.) will require an additional deposit, but may not require additional rent. 

·     Nu-Start staff reserves the right at their sole discretion to approve or deny any pet based on conversations with you, inspection of your current premises or from any information acquired during the application process.

*We cannot list every kind of pet that you may have, nor can we guarantee that any individual

property will not have its own special provisions. When in question it is best to ask.  

To ensure swift processing of your application, the following documentation must be provided:

  1. Completely filled out and signed application for each adult occupant.
  2. $25.00 application fee (non-refundable) in the form of a personal check, cashier’s check, money order, or cash.
  3. Documents (samples listed) that Establish both Identity and Social Security Number:
                Documentation must be current and active
                State issued Driver’s license or ID card
                US Military Card, or Military Dependent’s ID card
    US Passport or Alien Registration Card with Photograph
    US Social Security Card
    US Citizen ID Card
  4. Written verification for all income represented on the application. Acceptable forms of verification: pay check stubs, 1099 form, W2 form, or tax returns. 

If the applicant is approved, upon signing of the lease:
• First month’s rent, security deposit, and $25.00 rental processing fee must be paid in the form of a money order, cash or cashier’s check by the applicant.
 

Co-signer and/or increasing deposit amount may be considered in the following cases:
• First-time renter meets the above credit and income requirements.
• Renter who has not been on the job for 1 year but meets the rental history and credit requirements.
• Renter who has no credit history but meets the rental history and income requirements.
A co-signer is one who is will guarantee the rent for another person, but will not live in the unit. The co-signer will be on the rental/lease agreement with the applicant. In order to qualify, a co-signer must be able to cover his/her own bills plus the rent of the applicant’s unit. The co-signer will be subject to the qualifications above.
